This Security Services Agreement is a contract for engaging a security company to provide manned guarding, patrols or other protective services at a site. It sets out the scope of cover, licensing requirements, fees and the responsibilities of each party, for businesses, landlords and event organisers in England and Wales.
Who is this template for?
It is designed for security companies and their commercial clients, including facilities managers, retailers, construction sites, residential blocks and event hosts who need a clear written contract for guarding, patrol, access control or CCTV monitoring services. It helps both sides agree expectations on cover, licensing and payment before work begins. The security company must hold the licences the law requires; the agreement records that warranty but does not check it.
What does the template include?
The agreement is organised into numbered clauses covering the key terms of a security engagement:
- Parties — identifies the security company and the client.
- Site — the premises or location to be covered.
- Scope of Security Services — tick boxes for static and mobile guarding, gatehouse, access control, CCTV, alarm response, key holding and more, with details in an assignment instructions document you agree separately.
- Licensing and Compliance — the company warrants it holds the licences required, that operatives hold valid SIA licences, and that it must tell the client if one lapses.
- Term — an initial term, then rolling monthly unless either side gives 30 days’ notice.
- Security Company Obligations — standards, staffing and conduct.
- Client Obligations — access, information and cooperation.
- Fees and Payment — rates, premium rates for public holidays as agreed, and payment within 14 days.
- Insurance — required cover and evidence.
- Confidentiality — protection of sensitive information.
- Data Protection — where the company processes personal data such as CCTV footage for the client, a separate data processing agreement is needed.
- Limitation of Liability — liability capped at fees paid in any 12 months, with no liability for indirect loss.
- Termination — immediately for breach not remedied within 7 days, with a client right to suspend if an operative poses a risk.
- Governing Law — England and Wales jurisdiction.
- Signatures — execution by both parties.
