This office commercial lease sets out the terms on which office premises are let to a business tenant. It is a short-form lease covering rent, service charge and the responsibilities of landlord and tenant for a typical office letting. It has no rent review clause, so the rent stays as stated for the term.
Who is this template for?
It suits landlords letting office space and businesses taking an office in England and Wales. Use it for serviced or self-contained office lettings where a clear but simpler lease is needed.
What does the template include?
The lease is organised into clearly numbered clauses covering the letting:
- Parties — identifies the landlord and the tenant.
- The premises — the office let.
- Term — length of the lease, executed as a deed, with a choice to preserve or exclude the tenant’s statutory right to renew (exclusion needs the prior notice steps recorded) and a note that leases over seven years must be registered.
- Rent and service charge — rent and contribution to costs.
- Deposit — security deposit, returned within 30 days of lease end less lawful deductions.
- Tenant’s obligations — duties of the tenant.
- Landlord’s obligations — structure, common parts and building insurance.
- Utilities — included in the service charge or paid by the tenant.
- Break clause — an optional break clause.
- Governing law — England and Wales jurisdiction.
- Signatures — witnessed deed signatures for both parties.
